Brandon Roof Pros is a licensed, insured roofing contractor working Brandon, FL and the rest of eastern Hillsborough County. We replace and repair asphalt shingle, metal, concrete tile and low-slope commercial roofs, and we rebuild the details that actually leak: valleys, pipe flashings, chimney counterflashing, ridge vents, drip edge, fascia and soffit.

Roofing here is priced and refused on roof age. Florida carriers read a roof by its last permitted date, and once past fifteen years that date starts driving renewal decisions rather than merely describing the roof. So every job we quote is written with the inspection in mind: the four-point roof section, the wind mitigation form, and the roof-condition inspection the statute gives you a right to.

That changes what we recommend, and sometimes it means recommending nothing. We will tell you when a repair keeps your roof's original date intact, when a claim is the wrong move, and when a coating or a skylight replacement is money spent removing your own best evidence. Free inspection anywhere in Brandon, photographs by slope, and a written report whether or not the work ends up being ours.

Roof Replacement in Brandon, FL

Roof Replacement

A replacement here buys two things: a watertight covering, and a documented roof date an underwriter can read. The second is what most homeowners are actually shopping for, and it is why we start with your renewal date rather than a shingle sample.

Roof Leak Repair in Brandon, FL

Roof Leak Repair

If you are comparing three named roofing companies on one leak, the difference worth paying for sits in the written scope, not the price. Ask each of them what they found, exactly where, and what they will not touch.

Storm Damage Restoration in Brandon, FL

Storm Damage Restoration

Storm work runs on two clocks that do not match. The carrier's clock starts at the date of loss and runs on notice deadlines.

Hail Damage Roofing in Brandon, FL

Hail Damage Roofing

Most hail we look at is not worth a claim, and saying so costs us work. Hail in this part of Hillsborough County tends to be small and fast rather than large and slow, so the honest finding on many of these roofs is granule loss with the mat intact.

Wind Damage Roofing in Brandon, FL

Wind Damage Roofing

Wind is the real peril in eastern Hillsborough County, and it does not fail a roof in the middle. It starts at the edges and the corners, where uplift pressure is highest, and works inward one course at a time until a field finally lets go.

Roof Inspections in Brandon, FL

Roof Inspections

Three different inspections all get called a roof inspection, and they answer three different questions. Confusing them is why homeowners pay for the wrong one, get back a clean report they were quite pleased with, and then receive the non-renewal letter anyway a month later.

Asphalt Shingle Roofs in Brandon, FL

Asphalt Shingle Roofs

Nearly every roof we replace goes back on as asphalt shingle, and the brand on the wrapper matters far less than two things an inspector can verify from the roof itself: the fastening pattern, and whether the sealant strips have actually bonded. We fasten architectural shingles with six nails rather than four, inside the nailing zone, driven flush and never overdriven.

Metal Roofing in Brandon, FL

Metal Roofing

Metal is the longest run of insurability per dollar you can buy here, but only if the deck beneath it gets brought up at the same time. A forty-year panel over a 1960s deck is still a 1960s deck, and that is what the next inspection finds.

Tile Roofing in Brandon, FL

Tile Roofing

Concrete tile creates a paperwork problem no other covering has: the tile outlives the record of when the roof was last done. Carriers date a tile roof by its last permit, not by how the field looks from the street, and that gap is where policies quietly get lost.

Flat & Low-Slope Roofing in Brandon, FL

Flat & Low-Slope Roofing

Most low-slope work we do is not a flat-roofed house at all. It is the enclosed Florida room, the carport that gained walls at some point, or the addition off the back running at two-in-twelve while the rest of the house runs at five.

Roof Coatings & Sealing in Brandon, FL

Roof Coatings & Sealing

We install roof coatings, and we will talk most homeowners out of one. On a residential shingle roof a coating does not do what it is sold as doing, and under Florida's roof-age rules it can actively cost you money at renewal time.

Roof Ventilation in Brandon, FL

Roof Ventilation

Ventilation is not something anyone calls us about. It appears on our reports as the cause of two other problems: the soft deck that fails a four-point roof section, and the off-ridge vent that became the leak path in a storm that did no other damage.

Skylights in Brandon, FL

Skylights

The most common honest recommendation we give on a skylight is to take it out. On an aged acrylic dome unit found during an insurance inspection, removing it and decking over costs less than replacing it, and it removes the inspection finding entirely.

Gutters & Downspouts in Brandon, FL

Gutters & Downspouts

Gutters are not an insurance item, and then suddenly they are. No policy anywhere asks about them directly, but the rotted fascia and the soft eave deck they produce is exactly what fails the roof section of a four-point inspection.

Fascia & Soffit in Brandon, FL

Fascia & Soffit

Fascia and soffit are the only part of your roof an inspector can properly examine from the ground, so between them they set how hard everything above them gets looked at afterwards. A photograph of a stained, sagging soffit panel is the opening page of a bad file.

Chimney Flashing in Brandon, FL

Chimney Flashing

Chimneys are uncommon in Brandon, and that is precisely the problem. On a house whose roof has already been replaced twice, the chimney flashing is frequently the one detail nobody rebuilt properly either time, because the crew on site that day had simply never seen one before.

Emergency Tarping in Brandon, FL

Emergency Tarping

A tarp is a repair and it is a document at the same time, and the document half is what most people lose. Your policy requires you to mitigate further damage, and it also requires that you preserved a record of what actually happened up there.

Commercial Roofing in Brandon, FL

Commercial Roofing

Commercial roof age gets underwritten differently from residential, and the document that matters is not a permit. It is a roof condition certification with remaining service life stated in years.

Insurance Claim Help in Brandon, FL

Insurance Claim Help

Here is the honest boundary. We are a licensed roofing contractor, not a public adjuster and not a law firm.

Why Brandon Chooses Brandon Roof Pros

  • Every proposal names the roof's last permitted date and says whether the 25 percent rule allows a partial on your house.
  • Remaining life is stated in years, not adjectives, so the report is usable by an underwriter or an adjuster.
  • We walk every slope and lift tabs by hand at rakes and hips — no roof is assessed from the driveway or from a drone alone.
  • Attic inspected on every visit, because staining on the underside of the sheathing is what dates a leak.
  • Mandated hurricane retrofits are itemised as code requirements rather than buried in the price as upgrades.
  • We will argue against work we could sell you: shingle coatings, cosmetic hail claims, and skylights worth removing.

About Brandon Roof Pros in Brandon, FL

Brandon Roof Pros is a roofing contractor working Brandon, FL and eastern Hillsborough County, from Valrico and Bloomingdale through Riverview, Seffner and Plant City and south to Sun City Center. Residential replacement and repair, concrete tile relays, metal, and low-slope commercial work on the retail and light-industrial buildings along State Road 60 and the Interstate 4 corridor.

We built this business around one local reality: in this market a roof is an insurance asset before it is anything else. Carriers here read a roof by its last permitted date and by what an inspector can verify from the ground and from the attic.

So we work the way an inspector does — every slope walked, sealant bond tested by hand, deck probed at penetrations, findings photographed and dated — and we hand you the file rather than a verbal number.

When not to hire us: if your roof is under ten years old and leaking at one detail, do not buy a replacement from anybody, us included. If a coating salesman has already sold you on sealing a shingle roof, we are the wrong call, because we will spend the visit arguing against it. And if what you actually need is somebody to negotiate a claim number, hire a licensed public adjuster. We build roofs and we document them.

How It Works

01

Free Inspection, Every Slope Walked

We get on the roof rather than reading it from the driveway. Every slope walked, tabs lifted by hand at rakes and hips to test the sealant bond, deck probed at each penetration, and the attic checked with a light for staining on the underside of the sheathing.

02

Written Condition Report, Not a Verbal Number

You get photographs organized by slope, a dated condition finding, and remaining life stated in years. It is written to be usable by an adjuster or an underwriter, and you get it whether or not there is any work in it for us.

03

Permit, Dry-In, Then Inspection Order

Brandon is unincorporated, so the permit comes from Hillsborough County. We hold the inspection order: deck fasteners corrected and the secondary water barrier taped and inspected as dry-in, then covering, then final. No jumping ahead to free up a crew.

04

Close-Out Record You Can Hand to a Carrier

At the end you receive the closed permit and inspection record, the photo set, the material and fastener schedule, and the written workmanship warranty. That closed record is the document that proves your roof's date at the next renewal.

What Brandon Customers Say

★★★★★
Our carrier sent a non-renewal warning over the roof's age. They inspected it, found the sealant strips still bonded on every slope, and wrote a report with a remaining-life number in it. The policy stayed.
Denise K. · Valrico
★★★★★
Two companies quoted a full replacement for a leak over the kitchen. These guys hose-tested it in stages, found a split pipe boot, replaced the boot and four courses of shingle, and charged me for a boot and four courses.
Marcus T. · Riverview
★★★★★
They pulled the county permit history before quoting anything and explained why our 2004 roof could not be repaired past a certain point without pulling the whole section to current code. First time anyone had explained that.
Angela P. · Seffner
★★★★★
Talked me out of a roof coating I had already been quoted for, and told me exactly why it would hurt at inspection time. Then they reset a dozen slipped tiles and sent photos. Honest people.

Commercial roofing services in Brandon, FL

Commercial Roofing in Brandon & Across Eastern Hillsborough County

We roof and maintain the retail strips, restaurants and medical offices along the State Road 60 corridor, light industrial and warehouse buildings out toward Interstate 4 and Interstate 75, plus churches, schools and small offices through the older neighborhoods.

Nearly all of it is low-slope, and nearly all of it is bought against a document rather than a look: a roof condition certification with remaining service life stated in years, which a lender, a landlord or a carrier reads before anyone signs.

So our assessments are written to be that document — core cuts identifying the assembly layer by layer, a moisture survey, drains and terminations photographed, and a remaining-life figure we will defend. Then we scope to the finding rather than to a square-foot price.

  • 60 and 80 mil TPO, EPDM and two-ply modified bitumen systems
  • Half-inch high-density cover board specified under every membrane
  • Core cuts and moisture survey before any recover or coating proposal
  • Roof condition certifications with remaining service life stated in years
  • Mechanically attached or fully adhered, chosen by perimeter uplift exposure
  • Rooftop unit curbs, pitch pockets and penetration seals on a written schedule
  • Drain, scupper and overflow cleaning with photographic records each visit
  • Silicone and acrylic restoration coatings where core cuts come back dry

Frequently Asked Questions

Can my insurer drop me just because my roof is old?

Not solely for age if the roof is less than fifteen years old — Florida law does not allow that as the only reason. Past fifteen years, age can come into it, but you still have the right to an inspection first. That is why we date every roof from its permit before recommending anything.

My roof is 18 years old and my carrier wants it replaced. Do I have options?

Yes. For a roof at least fifteen years old, the insurer must let you have an authorized inspector examine it at your expense before requiring replacement, and it may not refuse to issue or renew solely on roof age if that inspection finds five or more years of useful life remaining. That inspection costs a fraction of a roof.

Is Brandon in the High-Velocity Hurricane Zone?

No. The HVHZ is Miami-Dade and Broward counties only. Hillsborough sits in the wind-borne debris region, which brings its own requirements, but a contractor quoting you Miami-Dade assemblies here is quoting to a code that does not govern your address. We name the requirement behind each line.

Can you repair one slope, or does the whole roof have to go?

It depends on your permit date. Florida caps repair or recovering at 25 percent of a roof section in any twelve-month period unless the whole section is brought to current code — but if the roof was built or last replaced to the 2007 code, effective March 1, 2009, only the repaired portion has to comply.

Do I need a permit if Brandon has no city hall?

Yes. Brandon is an unincorporated community, so roofing permits and inspections come from Hillsborough County rather than a municipal building department. Skipping the permit leaves you with no documented roof date, which is the one piece of paper that matters most at renewal.

Should I file a claim for the hail marks on my roof?

Usually not. If the mat is not fractured, it is granule loss, and Florida policies increasingly carry cosmetic-damage language, so the likely result is a denial that still sits in your loss history. We would rather document and date it as a baseline so a genuine later loss is easy to prove.
